Recently we have written or quoted insurance for a Condo or Townhouse. There are differences in the two and most of the time the insurance requirements are different, but often there is an association that can change the policy form used. Due to the firewall in a townhouse, most often it is insured under a regular homeowner policy HO-3. If the building is truly a Condo it is covered by an HO-6 form. If there is an association quite often there is a master policy that covers the outside of the building, the roof and the structure. This leaves the owner to cover the inside from the studs in. It is very important that you know the difference. You could be paying a lot more than you should or could have a loss that is not covered if the wrong form is in place.
